Social housing, student accommodation and private residential. Communal doors every quarter, flat entrance doors every year, and a paper trail for each one.
CERTIFIED INSTALLER
- Quarterly communal checks
- Annual flat entrance checks
- Residents kept informed
What we usually find
Flat entrance doors replaced over the years with no certification. Closers removed by residents. Gaps well over 4 mm. Glazing that was never fire-rated. Our survey records every one of these, door by door, with a photograph.
How we deliver
Access letters and appointment booking handled by us. Four-hour slots per flat, door out and new doorset in the same visit. Vulnerable residents flagged and visited with your housing officer or accommodation manager.
Residential work we deliver
- North Tyneside Council care homes — Rectification & replacement across 10 council-run homes
- Purpose-built blocks of flats — Flat entrance and communal doors — survey, remediation, replacement
- Student accommodation — Bedroom, kitchen and corridor doors, phased around term dates
- Sheltered & supported housing — Work planned around vulnerable residents
The regulations are the same; the buildings, occupants and constraints are not. These are the things we plan for from day one.
Access to flats
We write the access letters, book the appointments and chase no-access flats, so your housing team is not left doing it.
Residents in place
Every door is swapped in a single visit. Nobody is left without a secure front door overnight.
Regulation 10 checks
In multi-occupied buildings over 11 m, communal doors need quarterly checks and flat entrance doors annual checks* — we can carry them out and record them.
Asset register
Every door referenced, photographed and linked to its location, so your fire safety file stays current.
Vulnerable residents
Flagged in advance and visited alongside your housing officer or support staff, at times that suit them.
Leaseholder doors
Clear evidence on condition so you can decide whether flat entrance doors are a landlord or leaseholder responsibility.
*Fire Safety (England) Regulations 2022
Questions we hear most from clients in residential buildings.
Under the Fire Safety (England) Regulations 2022, in multi-occupied residential buildings over 11 metres, communal fire doors should be checked at least every three months and flat entrance doors at least annually, on a best-endeavours basis. Your fire risk assessment may require more.
Tell us about the building and we will call you back within one working day. Surveys are free for programmes of ten doors or more.
