What we usually find

Corridor and stair doors wedged or propped open, closers removed to ease deliveries, and holes cut through leaves and frames for cabling or access control during fit-outs. After years of repairs the ironmongery rarely matches, and the certification left with the previous owner. In multi-let buildings, most failures sit in the gaps between landlord and tenant.

02Our approach

How we deliver

Out-of-hours and weekend working so trading floors and offices carry on. Multi-site inspection contracts reported monthly to your FM or compliance team. Landlord and tenant scopes kept separate.

Sector expertise

The regulations are the same; the buildings, occupants and constraints are not. These are the things we plan for from day one.

01

Business as usual

Evening and weekend shifts so offices, shops and trading floors never lose a working day.

02

Landlord vs tenant

Common-part and demised-area doors scoped and reported separately, so every party knows what they own.

03

Fit-out damage

Access control, cabling and signage holes made good with approved methods — not filler and hope.

04

Multi-site portfolios

One survey standard across every building, so results are comparable and budgets can be prioritised.

05

Monthly reporting

Inspection results and open actions reported to your FM or compliance team on a regular cycle.

06

Due diligence

Pre-acquisition and pre-letting door surveys that show what you are taking on before you sign.

FAQs

Questions we hear most from clients in commercial buildings.

Usually the landlord for common parts and the tenant for their demise, but leases vary. Under the Regulatory Reform (Fire Safety) Order 2005 each Responsible Person must cooperate and coordinate. We scope and report the two separately so responsibilities are clear.

Tell us about the building and we will call you back within one working day. Surveys are free for programmes of ten doors or more.
